Transparency in Pricing


To keep our nightly rates competitive and maintain the highest standards of cleanliness, we utilize a transparent fee structure:

  • Professional Cleaning Fee: $300. This non-refundable charge goes directly to our local cleaning team to ensure the home meets professional sanitization standards before every stay.

  • Local Compliance: In accordance with Toms River ordinance, for direct bookings a 3% Municipal Occupancy Tax is REQUIRED by Toms River Township and is applied to all stays.

  • Hybrid Protection Plan: For your peace of mind and ours, we combine a small $80 damage protection waiver (covers minor accidents) with a $1,250 refundable security HOLD via Stripe for major incidents.

For the safety and security of our guests and property, a standard background and ID verification check is required for all bookings. By booking, you agree to complete a secure verification form shortly after your reservation is confirmed.

Booking may only be made by an Adult aged 26 years and over.

Full Property Address is provided 48 hours prior to arrival in order to ensure property security and guest privacy.

Cancellation Policy

Please Read Before Booking

As a small, independent host, managing our calendar effectively allows us to keep our home available for guests like you. Unlike large hotels with hundreds of rooms, a late cancellation significantly impacts our ability to re-book those specific dates, which often go unfilled on short notice. Our tiered policy is designed to be a fair middle ground: it provides you with maximum flexibility and a full refund if your plans change early on, while protecting our livelihood and covering basic administrative costs as your arrival date gets closer. We highly recommend travel insurance for extra peace of mind, and we truly appreciate your understanding in helping us keep our rental sustainable!

Luxury Cancellation & Re-Rent Policy

Following standard practices for high-end Jersey Shore rentals:

Full Refund Window: Tenant may cancel for a full refund (less cancellation fee — $180.00) if done at least 45 days prior to arrival date.

Post-Window Cancellations: After the grace period, no refunds are granted unless the Property is successfully re-rented for the same term and rate.

Successful Re-Rent: If re-rented at an equal rate, all payments (less a cancellation fee) will be refunded after the new tenant's funds are secured.

Tiered Penalty (No Re-Rent): If the property cannot be re-rented, cancellations at least 30 days prior to arrival date result in a 25% forfeiture of total rent; cancellations 14-30 days prior to arrival date in result in 35% forfeiture of total rent; cancellations less than 14 days result in no refund.
